To make the process smooth, here are some tips:
Declutter
Remove any visible trash cans (both inside and outside), pet food and toys, pet cages, toothbrushes and toothpaste, hairbrushes, tissue boxes, non-decorative soaps, toiletries, shampoo and conditioner from the shower, bathrobes, blankets, jackets, and shoes, towels on racks (that are not decorative or luxury towels), small floor rugs, laundry baskets, and any other items that do not add to the home's overall aesthetics.
Minimize
Clear the kitchen and bathroom countertops of clutter and minimize appliances on countertops. Remove high chairs, booster seats, toys, and any "cute" and/or seasonal yard decorations.
Clean and Tidy
Make all beds, turn on all lights and lamps, replace any missing light bulbs, open all window treatments to allow more light in, turn off all fans and TVs, put all toilet seats down, close garage doors, and keep pets away during the photoshoot.
Beautify the Outdoors
Mow/clean up the lawn and outside property, hide charging and loose cables, ensure the front door is clean, and all windows are clean and clear. Clean mirrors and shower doors, and store watering hose and other gardening tools.
